Resort property means apartments and condotels in tourist areas such as Phu Quoc, Nha Trang, Da Nang and other coastal cities. Legally this is a different format from an apartment in a residential complex: instead of a Pink Book, the buyer gets the right to use the unit under a long-term lease for the remaining term of the developer's land lease, usually up to 50 years. On the plus side, the contract can be signed from abroad without a trip to Vietnam.
Demand here rests on tourism, so rental income and resale prospects follow the flow of guests and the quality of the management company; many projects work with hotel operators. Keep in mind that resort projects are not covered by mandatory bank guarantees for construction, and the developer may ask for full payment before completion.
